What we do to help sell your home
Our objective is to sell your home for the most money in the quickest time possible. We take the time for you! As much time as it takes to meet and ask the questions to help you obtain your objectives.
We will talk about yourselves. Your wants and needs. What's more important than the particulars of your home, is you. For example;
- Why are you selling?
- Where are you needing to move to?
- When do you need to sell your property?
- How often would you like feedback?
Who knows your property better than you? No one! Therefore we will then take a closer look at your property by having you take us on a tour. Show us your property the way you would want us to show potential buyers.
While on the tour, we will take measurements and photos which will be used in our "Marketing Plan" to aid in determining a fair market value of your property. Questions regarding the property will be asked during this time, such as;
- Age of the home?
- Age of appliances, furnace, hot water tank, etc.?
- When was the roof last replaced?
- Any renovations, alterations, etc.?
We will provide a marketing plan to you showing you what has recently been listed and sold for in your area. Together we determine a fair market value of your property.
Once your home is listed we provide
- Global advertising of your property by way of Multiple Listing Service (www.mls.ca)
- Working with brokerages working with buyers
- Placing a For Sale sign on the property to increase exposure to the public
- Showing the property during acceptable times for the seller/tenants
- Responding efficiantly to consumer and realtor inquires
- Disclosing all appropriate facts regarding transactions affecting the property in a timely manner
- Providing on going feedback to the seller
- Reviewing and explaining all contracts of Purchase and Sale for the sellers consideration
- Assisting with negotiations for favorable terms and conditions for the seller
- Assisting in the process of determining the completion and possession dates
